Chris Zúñiga is the owner and lead inspector of Top Tier Inspectors LLC. Prior to opening his business, Chris worked for over ten years as a special inspector, threshold inspector, and forensic engineering inspector under the guidance and expertise of a Florida Licensed Civil and Structural Engineer. Collaborating with the various professional disciplines involved in the design and construction of residential and commercial buildings, he gained indispensable knowledge and firsthand experience in building science and technology.

Representing the firm as a special inspector and threshold inspector he earned the responsibility for certifying that the structural elements of the buildings were built in accordance with the permit drawings and the Florida Building Code. The designation of a threshold inspector provided him the unique opportunity to oversee construction and restoration of buildings over three-stories tall with assembly occupancies over 5000 sq. ft. and an occupant load greater than 500 people. On the forensic engineering side of his duties, he developed the skillset to pinpoint and diagnose hidden issues that were causing damage and unsafe conditions in homes and commercial buildings.

Chris has always been very passionate about the construction industry, and his plan was to continue his career in the field of construction science and engineering. Experiencing the stress and anxiety of purchasing his first home with his wife sparked the inspiration to shift his career towards creating his own home inspection company. Having a professional inspection report to review prior to closing the deal on their home provided a sense of ease about the existing condition of the home they were purchasing. This peace of mind was something he desired to contribute to his community and knew he could provide with his background and skillset.

Our inspectors are Florida Licensed and Certified by the International Association of Home Inspectors and must follow both the State of Florida’s F.A.C. Chapter 61-30 and InterNACHI’s Standards of Practice, accepted industry wide.
